And that means one thing:

Foundation movement is normal — and foundation maintenance is essential.

As a Texas realtor, I talk about foundation care constantly because our soil expands when wet and shrinks when dry. This movement can create cracks, sticking doors, and stress on foundations.

If you follow the right maintenance plan, you can dramatically reduce risk and protect your home for decades.

NOT touching the slab.

You’re not soaking the soil—you’re keeping it stable.


C) Increase Watering During Drought or 100°+ Streaks

North Texas summers can shrink clay like a sponge.
If cracks appear in the yard:

✔️ Add extra watering sessions

✔️ Monitor soil gaps
✔️ Keep perimeter moisture consistent


D) Reduce Watering in Spring, Fall & Rainy Seasons

If we get heavy rain:

✔️ Turn watering off temporarily

✔️ Check that the soil isn’t muddy

We want stable, not wet.


5. Drainage Is Just As Important as Watering

Improper drainage is one of the top causes of foundation problems.

Here’s what to check:


A) Gutters Must Move Water Away Properly

Every home should have:

✔️ Clean gutters

✔️ Downspouts extended 3–6 feet
✔️ Splash blocks or extenders

Water pooling next to the foundation is dangerous.


B) Grading Must Slope Away From the Home

Soil should slope:

✔️ 6 inches over the first 10 feet away from the house

If soil slopes toward the foundation, water will collect and cause movement.


C) Avoid Over-Mulching

Thick mulch can:

❌ Trap water

❌ Cause soil to swell
❌ Create negative drainage

Keep mulch low around the home.


D) Be Careful With New Landscaping

Trees and bushes close to the foundation can:

✔️ Stair-step cracks in brick
✔️ Cracks through the slab visible in the garage
✔️ Floors that slope or feel uneven
✔️ Gaps under cabinets
✔️ Gaps between exterior walls and fascia

These are indicators — not proof — that movement is more than cosmetic.


8. When to Call a Foundation Company

I recommend calling a professional when:

✔️ You see differential movement (one side rising/other sinking)
✔️ Doors shift frequently
✔️ There’s drainage pooling at the foundation

Piers:

❌ Replace watering requirements

Maintenance continues even after repair.
