Texas closings are very structured, very organized, and—when I’m representing you—very smooth.
Let me walk you through exactly what happens on closing day.
1. Where Closing Takes Place
In Texas, closings usually happen at:
✔️ A title company office
✔️ A mobile notary (for remote closings)
✔️ A builder’s title office (new construction)
Most people sit at a conference table in a private closing room.
2. Who Attends Closing?
For Buyers:
✔️ Buyer
✔️ Buyer’s agent (me)
✔️ Escrow officer
✔️ Lender may attend (optional)
For Sellers:
✔️ Seller
✔️ Seller’s agent
✔️ Escrow officer
Buyers and sellers usually close separately in Texas.
3. What Buyers Sign at Closing
Buyers sign more documents than sellers because of the mortgage.
You’ll typically sign:
✔️ Promissory note
✔️ Deed of trust (the mortgage)
✔️ Initial escrow disclosure
✔️ Closing Disclosure (CD)
✔️ Loan application confirmation
✔️ IRS forms
✔️ Property insurance documents
✔️ Title company affidavits
✔️ Flood hazard notices (if applicable)
✔️ State and federal disclosures

4. What Sellers Sign at Closing
Sellers sign:
✔️ The deed transferring ownership
✔️ Closing Disclosure (seller version)
✔️ Tax documents
✔️ HOA disclosure forms

✔️ Any payoff authorizations
✔️ Statement of information
Sellers have fewer documents—but each one is important.
5. What You Need to Bring to Closing

Some title companies require:

6. When Buyers Get the Closing Disclosure (CD)
The lender must send the CD 3 days before closing.
The CD shows:

✔️ Cash-to-close
✔️ Credits and debits
✔️ Escrow setup
✔️ Insurance
✔️ Seller concessions

7. The Funding Process (Texas is a Wet-Funding State)
This is important.
In Texas:
✔️ The lender must release funds before the home can officially close
✔️ Title must receive the money
✔️ Only then can we record the deed
This is called wet funding, meaning escrow cannot “dry close” without funds.
8. When You Get the Keys
You get the keys AFTER:
✔️ All documents are signed
✔️ Lender wires funds
✔️ Title confirms receipt
✔️ County records the deed
This usually happens:
✔️ Same day, within a few hours
or
✔️ Next morning if funding is late
Builders sometimes release keys immediately once funded.
I stay with you until keys are in your hand.
9. What Can Delay Funding?
Funding delays are rare, but when they happen, it’s usually because:

❌ Underwriter flagged something
❌ Wire transfer delays
❌ Title company backlog
❌ Last-minute repairs not confirmed
❌ Appraisal corrections
❌ Insurance not activated
I monitor all moving pieces throughout the day to prevent delays.
10. What Happens After Closing?
After closing:
✔️ Title records the deed with the county
✔️ You receive final title insurance policy
✔️ Utilities should already be in your name
✔️ Locks can be changed
✔️ You take possession
Sellers receive proceeds once funds arrive.
11. My Role on Closing Day
When I represent you, I:
✔️ Review the CD before signing
✔️ Confirm all credits and concessions are included
✔️ Ensure wire instructions are safe and accurate
✔️ Attend closing (in person or virtually)
✔️ Double-check repairs and walkthrough items
✔️ Coordinate with lender for funding
✔️ Stay until keys are officially released
